What you will do
Facility management of a newly constructed electric vehicle battery manufacturing plant located in Stanton, TN. This is a performance based, 12-year, O&M contract providing hard services of MEP equipment within the facility, excluding the manufacturing and production equipment. The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing and administrative functions.
How you will do it
Ensures the effective execution of all maintenance work control processes by utilizing BMS and CMMS. Plans and schedules the day to day activities of technical facility maintenance teams, orders, required parts, and well as requests and coordinates subcontracted service. Follows up as needed to assure customer satisfaction with work order requirements.
KEY ACTIVITIES AND RESPONSIBILITIES:
Take incoming service request calls
Create work order for all service requests, PM’s and corrective action work
Schedules and dispatches tradesmen and team members
Debrief tradesmen and team members after completion of each call
Respond to all messages left overnight
Maintain the schedules for Preventative Maintenance, Corrective and Reactive work orders
Forecast workload for 30 days out
Contact customers with a “Parts Pending” status as parts are received for scheduling
Follow up on all pending and recommended work with team
Maintain billing, scheduling and staging of materials, and database information
Order parts for work orders
Maintain customer history files in CMMS
Prepare paperwork for all manufacture warranty parts
Facilitates return of warranty parts
Compare service timecards and work orders to service schedule
Check service timecards for accuracy
Coordinates service contractor’s Preventative and Corrective maintenance scheduling with trade foreman
Schedules contractor activities for building access
Verifies vendor times and charges
Requisitions supplies and equipment necessary to complete preventative, corrective and reactive service
Assure all work is document and work orders are closed in the CMMS. This includes all labor, materials and history is documented.
Work with On-Site Manager, TB Service Manager and trade foreman to assure all equipment and preventative maintenance inspections have been inputted into the CMMS with Manufacturer’s recommendations.
Enforces all Johnson Controls, Inc. (JCI) safety and risk management policies and procedures; reports all accidents and injuries in a timely manner and identifies and corrects unsafe work conditions with management oversight.
Attends training programs (classroom and virtual) as designated.
May perform other duties and responsibilities as assigned.

The Steam Plant Specialist is part of our Building Technologies & Solutions business at Johnson Controls. What you will do
This is a new opportunity at a new Johnson Controls gas/oil boiler plant. Under specific direction, this position oversees the production of and maintaining of a uniform flow of steam by operating high-pressure boilers and maintaining all equipment in the boiler room.
How you will do it
1. Operate, monitor, and maintain a high-pressure gas/oil fired boiler plant along with all associated equipment during a given shift on a 24/7 based schedule to include weekend and holidays.
2. Oversee the boiler automation system to ensure the correct operation of the boilers and all related equipment in the steam plant. Perform duties associated with startup and shutdown of boilers and associated equipment following established procedures in a safe and efficient manner, while maximizing overall plant efficiency.
3. Prepare steam plant daily shift logs, and other required paperwork such as entering data into steam plant spreadsheets, work orders, leave slips, and incident reports. Accurately prepare steam plant data monthly reports for gas and oil usage along with total steam flow and water usage.
4. Assist the Steam Plant Supervisor with training of newer staff on safe and efficient plant operation through following proper policies and procedures and overall layout of all associated equipment. 5. Perform duties associated with the Steam Plant water treatment program following established
procedures, such as water testing, blowdown control, adding chemicals, softener regeneration in a safe and efficient manner. Preform other water treatment duties as assigned.
6. Assist maintenance staff with cleaning, repair and maintenance of boilers and associated equipment. Includes fireside cleaning, waterside cleaning, and boiler tube turbine along with other maintenance duties assigned.
7. Subject to call back to maintain shift coverage and overall plant operation.
8. Selects and lays out required materials per work orders or verbal instructions.
9. Sets up and operates tools and machines incidental to operations.
10. Assist with requisitioning new supplies and equipment.
11. Performs all work in accordance with established safety procedures.
12. Comply with all company policies and procedures and adhere to company standards.
13. Perform other duties as required.

REQUIREMENTS:
1. Minimum 3 years of experience with high pressure boiler operation along with a two-year technical degree or equivalent, or a minimum of two years of experience in the Maintenance and Operation field.

3. Requires ability to work from drawings, diagrams, sketches, and verbal instructions.
4. Must be physically able to perform basic maintenance tasks to the highest caliber, which includes but not limited to ability to: climb ladders, work in confined spaces, lift heavy objects weighing up to 50 lbs.
5. Must be able to work varying shifts, weekends and holidays as needed. Subject to callbacks 7 days a week, 24 hours a day

What you will do:
We are looking for a skilled Chiller Mechanic who has worked in commercial, industrial, and/or institutional markets to join our team. Candidates should have a minimum of 5 years of chiller experience, with knowledge of maintenance procedures.
Responsibilities:
Install, repair, and maintain various types of chillers, including centrifugal, screw, and absorption chillers.
Perform routine inspections and preventive maintenance on chillers to ensure optimal performance and efficiency.
Diagnose and troubleshoot chiller issues, identify root causes, and implement effective solutions and be able to follow blueprints or engineering specifications.
Repair or replace defective parts using hand and power tools, as well as specialized equipment such as rigging equipment.

What you will do
As a member of the Sustainability Infrastructure Services (SIS) Team, the Engineering Manager will support and manage engineering tasks. The manager will support a engineering team to participate in the design-build and SIS infrastructure projects as a Facility Management/Building Engineering subject matter expert providing support to the Site Customer Business Managers.

Participates in design meetings to provide specialized engineering and energy advice to the CBM during the design and construction phase of the project

Delivers to Project Co Energy Consumption Guarantee Target for NPV calculations, manages Energy Modeling Consultant, works with D&C team on required energy modeling inputs for as accurate as possible development of energy target, and works with energy modeler on developing energy model and Final Report.
Review M&E Value engineering proposals and provides evaluation based on FM requirements. Assists Customer Business Manager in developing the associated variations and change orders particularly in assessing the Operations and Maintenance and Life-cycle cost impact to amend to the agreed pricing.
Understand contract terms and conditions, specifically with regards to KPIs and payment mechanism
Understand the Performance Based contract terms and obligations

What we look for
Completion of post-secondary education in engineering; Mechanical Engineering degree, Electrical Engineering degree, or technical diploma is preferred. A combination of education and experience in construction and facility management will be considered.

What you will do
Facility management of a newly constructed electric vehicle battery manufacturing plant located in Stanton, TN. This is a performance based, 12-year, O&M contract providing hard services of MEP equipment within the facility, excluding the manufacturing and production equipment. The objective is to maintain a seamless environment by assuring that equipment is performing to specifications to facilitate uninterrupted manufacturing and administrative functions.
How you will do it
Ensures the effective execution of all maintenance work control processes by utilizing BMS and CMMS. Plans and schedules the day to day activities of technical facility maintenance teams, orders, required parts, and well as requests and coordinates subcontracted service. Follows up as needed to assure customer satisfaction with work order requirements.
KEY ACTIVITIES AND RESPONSIBILITIES:
Take incoming service request calls
Create work order for all service requests, PM’s and corrective action work
Schedules and dispatches tradesmen and team members
Debrief tradesmen and team members after completion of each call
Respond to all messages left overnight
Maintain the schedules for Preventative Maintenance, Corrective and Reactive work orders
Forecast workload for 30 days out
Contact customers with a “Parts Pending” status as parts are received for scheduling
Follow up on all pending and recommended work with team
Maintain billing, scheduling and staging of materials, and database information
Order parts for work orders
Maintain customer history files in CMMS
Prepare paperwork for all manufacture warranty parts
Facilitates return of warranty parts
Compare service timecards and work orders to service schedule
Check service timecards for accuracy
Coordinates service contractor’s Preventative and Corrective maintenance scheduling with trade foreman
Schedules contractor activities for building access
Verifies vendor times and charges
Requisitions supplies and equipment necessary to complete preventative, corrective and reactive service
Assure all work is document and work orders are closed in the CMMS. This includes all labor, materials and history is documented.
Work with On-Site Manager, TB Service Manager and trade foreman to assure all equipment and preventative maintenance inspections have been inputted into the CMMS with Manufacturer’s recommendations.
Enforces all Johnson Controls, Inc. (JCI) safety and risk management policies and procedures; reports all accidents and injuries in a timely manner and identifies and corrects unsafe work conditions with management oversight.
Attends training programs (classroom and virtual) as designated.
May perform other duties and responsibilities as assigned.

What you will do
Performs assigned system commissioning using Johnson Controls configuration and commissioning tools. Troubleshoots and resolves basic HVAC mechanical, electrical, and controls problems. Responds to basic warranty calls.
How you will do it
Loads system-level controller software
Performs more complex commissioning and system diagnostics from system-level controllers to end devices (i.e. sensors, actuators, etc) and completes all required commissioning documentation
Keeps management and JCI contractor or customer informed of job progress and issues
Calibrates systems requiring basic electronic test equipment
Completes administrative tasks including but not limited to time sheets, expense reports, and on-site documentation
Documents changes and provides information for as-built documentation

What we look for
Required
2-year degree in electronics, mechanical systems, computer technology, air conditioning or similar field or at least 3-5 years of industry experience or experience in servicing electronic and/or mechanical systems in the HVAC industry----
Generally required knowledge includes HVAC controls systems, facilities management systems, site preparation, peripheral equipment installation and servicing techniques
Effective interpersonal skills to properly represent Johnson Controls to customers and other outside contacts in an ethical and professional manner
