Job Description:

Responsible for end to end spectrum of Contract Management.
To implement all policies, activities, procedures as relevant and required by the company.
Responsible for drafting and review contractual documents and dealing with contractual disputes and/or issues.
Pre-qualification of tenders, evaluate and recommend to Management.

Preconstruction Manager

Overview: Our client, a Main Contractor specialising in commercial fit-outs and refurbishments in London and the South-East, is seeking a Preconstruction Manager. The company handles projects of varying sizes and complexities, with values ranging from £250k to millions.

Responsibilities: The Preconstruction Manager will manage tender opportunities from qualification to contract award, reporting to the Preconstruction Director. They will be involved in all aspects of tender submissions, ensuring alignment with client requirements. The role requires a comprehensive understanding of commercial considerations, risk management, strategy development, and value proposition.

The successful candidate will have a thorough understanding of fit-out processes for both architectural and services disciplines, ideally gained from previous site-based project management roles. They will work closely with Estimating, Project/Services Management, Sustainability, and H&S teams to ensure comprehensive bid coverage.

Tenders: The Preconstruction Manager will develop tender documentation, participate in site visits, understand all architectural, services, and structural requirements, and develop the tender programme. They will attend all relevant meetings, liaise with client teams, manage support from other teams, develop bid strategy, assist the admin team with non-technical content, and ensure project solutions demonstrate clear USPs and strategic advantage.

Interviews: The Preconstruction Manager will create informative interview documents, ensure content relevance, arrange practice sessions before tender interviews, and attend mid-bid and post-tender interviews when required.

Skills: The role requires a thorough understanding of the commercial fit-out industry, the bid process, copywriting skills, the ability to generate accurate tender stage programmes, excellent communication and administration skills, and the ability to work in a team. Previous experience in a bid/tender management role is preferred but not essential.

Assistant Pre-Construction Manager
£38,500 - £47,000 plus great benefits including company car (Work Level 6A)

We're looking for a motivated Assistant Pre-Construction Manager to join Co-op's Property team. You'll support the Pre-construction team in all aspects of project feasibility prior to handing over to the delivery teams and be the main point of contact for programme data. You'll take opportunities to drive down costs and improve our processes through analysis of our project workstreams.

This varied role offers you the chance to work autonomously and is a great opportunity for you to work across multiple business units, gaining exposure and knowledge as you go. We'll also help you to develop in the role, providing access to lots of really valuable training.

What you'll do

• Take ownership of pre-construction projects feasibility, making sure they're completed on time, within budget approval limits, quality standards are met, and change / risk are managed
• Make sure that all projects are delivered to the latest Health & Safety legislation, Co-op Specifications & Standards
• Lead a team of external suppliers and consultants to prepare the pre-construction requirements which support the successful delivery of projects
• Develop strong relationships with key teams and partners across all areas of the business, including delivery, health safety and environment, PMO (project management office) and strategy, format and facilities management
• Analyse the specific requirements of individual projects, considering the delivery options and costs, making sure the short and long-term impacts are reflected in business delivery solutions
• Support Project and Programme governance meetings and make sure agenda actions are completed
• Utilise your knowledge and skills to regularly challenge and improve the way we deliver projects and make sure we are driving the right outcomes in the wider team
• Support project leads in looking at our pre-construction approach, including new initiatives, trials and roll outs for the required business cases needing approval

The construction practice has a non-contentious focus, principally advising developers, owners, charities and other not-for-profit organisations, high net worth individuals, hotel groups, institutional investors and major international retailers. They also advise industry professionals, such as architects and engineers, contractors and specialist subcontractors. In addition to providing procurement advice and project documentation, they work closely with the wider real estate department and the corporate and finance teams on transactional matters. As part of the role, you will be involved in a diverse mix of development work, working independently and also together with the firm's commercial, residential and landed estates teams. Successful applicants will be able to demonstrate a technical understanding and genuine enthusiasm for all aspects of construction law, particularly:

• Drafting bespoke contracts, as well as amendments to industry standard forms.
• A good working knowledge of the construction aspects of facility agreements and agreements for lease.
• Familiarity with public procurement and tendering procedures.
• A sound commercial understanding of the industry and current trends in procurement.

The ideal candidate will have between 4-6 years' experience in non-contentious construction matters gained from a highly regarded City or international practice in London. You will also have excellent academics.
